Pearl Mansions is a small, owner-overseen collection of luxury private villas near Mumbai. We began with one house in Igatpuri. The second opened in Lonavala in 2026. More may follow — when, and only when, we can hold the same standard.
We are Shariq and Shayan Ashraf. Pearl Mansions began as homes we built for our own families, and that still defines how we run them.
When you enquire, you are not entering a platform queue. You are speaking directly with the team that manages the house, the staff, the food and the booking — daily.
Our promise is simple: the home should look like the photographs, the staff should know what they are doing, the food should feel personal, and the stay should feel private from the moment you arrive.
Pearl Lakeview opened on 23rd June 2023, on a 1.5-acre estate surrounded by Vaitarna Lake in Igatpuri. Pearl Hillview opened on 1st May 2026, in the hills of Karandoli near Lonavala. Both were built to the same standard — and to the standard we would want for a stay of our own.

We took the houses off the major OTAs because the platforms inserted a layer between us and our guests that we could not see through. Now if you book, we know who you are before you arrive.
You book the entire estate when you book a Pearl house. No co-staying with strangers. No partial-floor options. The point of a private mansion is that it is yours.
A beautiful empty building is a beautiful empty building. Pearl is a service business — the chef, the butler, the housekeeping team, the response time on WhatsApp. That is what we are actually selling.
We mention road conditions, monsoon insects, and the cold of a Lonavala January in our house rules. We would rather lose a booking to honesty than win one to surprise.
One guest WhatsApp number reaches the team that manages the house, the staff and the booking, daily — between 10 AM and 6 PM, Monday through Saturday.
A small permanent staff at each property. Trained in our standards. On the property when you are.
Butlers. One resident butler at each house, on-property year-round. They handle check-in, brief the housekeeping team, run errands into town, and are the first person you call if something needs to be sorted.
Chefs. Each property has a resident chef trained across Vegetarian, Non-Vegetarian and Jain cuisine — using locally sourced fresh ingredients. They can do a biryani for fifteen and pancakes for the kids the next morning. Special diets are briefed in advance.
Housekeeping. Day staff for cleaning, laundry, and turn-down. Linens refreshed daily. Public spaces reset after every meal.
Grounds & maintenance. A small team on rotation for the grounds, the pool, and the general upkeep. You will see them around; they stay out of the way.
The guest desk. A dedicated team manages enquiries, bookings, and the run-up to each stay — coordinating with the chef, the butler, and the housekeeping team to set the house up before you arrive. They are who you reach on WhatsApp.
Founders. Shariq and Shayan Ashraf oversee the brand, the standard, and the long-term direction of Pearl.
