Hillview opened on 1st May 2026, the second house in the Pearl collection. It sits in Karandoli, a small village fifteen minutes off the Mumbai-Pune Expressway. Far enough that the city stops behind you. Close enough that you are at a proper dhaba in fifteen minutes if you feel like stepping out. (You won't)
The house is built around a double-height living room with a 16-foot crystal chandelier at its centre - the room every guest stops in when they first walk through the door. The pool sits at the heart of the property, with an attached kids' pool and a poolside gazebo for the long evenings.
Inside, a dedicated home theatre fitted with a top-end Klipsch 11.2 surround sound system, acoustically treated walls, and rich leather sink-in motorised recliners. A games area with a pool table and a curated set of board games. Two kitchens - one for the quick convenience, one for the larger meals. Five luxurious bedrooms, each with its own bathroom.
For the children: a dedicated play area with soft astroturf flooring, swings and slides. Parents can sit at the gazebo and watch from where they are.
Hillview is the house you book when the trip is short. When you have a Friday-to-Sunday and you do not want to spend Saturday driving.

The room every guest stops in when they walk through the door. Double-height ceiling, full-height windows facing the hills, a 16-foot crystal chandelier at the centre. Long sofas, a fireplace for the cold months.
It is the room that decides the tone of the evening. Most groups end up here after dinner, lights low, conversation slow.

A proper cinema room, not a TV in a closet. Eleven-point-two Klipsch speakers ceiling-mounted, fully acoustically treated walls and ceiling, sink-in leather recliners that move at the touch of a button.
On family stays the kids book it for mornings; the adults negotiate for it after dinner. Most stays end up using it twice.

The pool sits at the edge of the property - with stunning hill views. Large enough for a full afternoon swim, with a separate attached kids' pool at a depth a five-year-old can stand in. The poolside gazebo is lit at sundown.
A Weber professional grill sits on the deck for BBQ nights, lit on request. The pool is not heated and there is no jacuzzi - the design choice was a single beautiful pool, not several smaller ones.

A purpose-built play zone with soft astroturf flooring - safe for a fall, easy on bare feet, weather-tolerant. Swings, slides, climbing structures. Positioned in line of sight from the gazebo, so parents can sit at one and watch the other.
The games area inside takes over when the kids come in: a pool table and a curated set of board games for the long evening hours.
Every booking is for the whole house. No other guests share the estate. The tariff covers everything below.

Secure on-site parking for 4 cars. The approach is from the Mumbai-Pune Expressway, then a paved village road for the final 15 minutes.

Our in-house chef handles Vegetarian, Non-Vegetarian, and Jain meals using locally sourced fresh ingredients. The full menu is set out on the food page - choose from a variety of options. Meals are charged per person per day.
Special diets - gluten-free, low-spice, kid menus - are accommodated when communicated 24 hours in advance. Alcohol is BYOB; chilling, glassware, and service setup are handled by the team. Special nights - BBQ on the Weber, a birthday cake, a Diwali menu - are arranged with notice at additional cost.

The drive from Mumbai is two hours on the Mumbai-Pune Expressway, then fifteen minutes on a paved village road into Karandoli. From Pune, ninety minutes. The nearest railway station is Lonavala; the team can arrange a car to collect you if you arrive by train.
Drive out for valley viewpoints, monsoon dams, ancient caves, fort trails, waterfalls and the Pawna side of the hills. Lion’s Point, Tiger Point, Bhushi Dam, Karla and Bhaja Caves, Lohagad, Visapur and Pavna Lake all are within an hour's drive.

The tariff covers exclusive use of the whole house and the entire estate - all five bedrooms, the double-height living room, the home theatre, the games area, the pool, the gazebo, the kids' play area, parking, Wi-Fi, and the resident staff. Food is the only meaningful extra. It is billed per person per day on the food package you choose.
Up to 15 guests across the five bedrooms. We plan the sleeping configuration in advance with you. Day-use additions for events are possible; please ask when you enquire.
No. Hillview has a single beautiful private pool with an attached kids' pool, but it is not heated. Lonavala stays warm enough for swimming for most of the year; in December and January the water is cold. Pearl Lakeview in Igatpuri has a heated infinity pool if a heated pool is essential to the stay.
Two hours from South Mumbai if you leave outside peak. Ninety minutes from Pune. The Expressway does most of the work; the final fifteen minutes are on a paved village road that any sedan handles.

Yes. There is a Weber professional grill on the pool deck. Charcoal, marinades, set-up handled by the team. There are extra charges for it. Mention it when you book.
Full refund up to 30 days before check-in. 50% refund up to 14 days. Within 14 days the booking is non-refundable, but we will do our best to help you reschedule once if your dates need to shift.
50% bank transfer or UPI to hold the booking. The balance is paid before check-in. A full GST invoice is issued for every booking and can be addressed to a company if you are booking an offsite.
