House rules

A few honest notes.

Common to both Pearl houses. Where a rule differs between Lakeview and Hillview, the property page is authoritative.

Check-in is from 1 PM. Check-out by 10 AM. Early check-in and late check-out are arranged on request and subject to availability.
The booking is for the named group only. Day visitors over the booked guest count require prior approval and may incur a per-head charge.
Music is welcome until 10 PM. Both properties sit close to small villages. After 10 PM, please move speakers indoors and lower the volume in respect of the neighbourhood.
BYOB is welcome. Bring what you would like; we help with chilling, glassware and service setup. Please do not carry drinks or glass into the pool.
Not pet-friendly, for now. We are working on this. Please do not bring pets without prior approval.
Children are warmly welcome. The kids' pool is unsupervised; an adult must be present at all times when children are using it.
CCTV in common and external areas. These are for guest security and protection.
Smoking outdoors only. Designated smoking zones in the garden. No smoking inside the house.
No commercial events or full-house parties without prior approval. Pre-weddings, sangeets, milestone birthdays, anniversaries — all permitted with notice and may carry an event surcharge.
Damage and breakage. Accidents happen and we don't make a fuss of small things. Significant damage will be assessed at check-out and charged to the booking party at cost.
The road in. Last stretch of both properties is a village road. Sedans manage well; SUVs are more comfortable in monsoon.
Wheelchair accessibility. Neither house is fully step-free. Tell us in advance if anyone in your group needs assistance; we'll plan around it.

Cancellation

Clear, generous, written down.

More than 30 days before check-in: full refund, no questions asked. Processed within 7 working days.
Between 14 and 30 days before check-in: 50% refund of the house tariff. Food package and add-ons fully refunded.
Within 14 days of check-in: the booking is non-refundable. However, we will help reschedule once, subject to availability on alternative dates within six months of the original booking.
No-shows: non-refundable.
If we have to cancel (force majeure, structural issues at the property, civic disruption): full refund of every paid amount, and a 10% credit toward a future booking by way of apology.
Monsoon & weather: we do not refund weather-led cancellations. Both properties are fully comfortable in monsoon and remain accessible by road.

Payment & GST

How it works at booking, and at check-in.

To confirm: 50% of the house tariff via bank transfer or UPI within 48 hours of the WhatsApp quote being accepted.
Balance: remainder of the house tariff plus the food package plus any add-ons (BBQ, cake, decoration) before check-in, via UPI / bank transfer / card on premises.
Card payments on-premises: debit/credit cards accepted; standard payment gateway fees applicable on credit-card transactions.
GST invoice: a full GST invoice is issued for every booking. For corporate offsites, the invoice can be addressed to your company on request — share GSTIN, registered office, and billing email at the time of booking.
Pricing: the quoted tariff is the all-in tariff for the whole house at the booked dates. Tariffs vary by season, day of the week, and length of stay; what we quote on WhatsApp is what you pay.

Privacy

Briefly, what we collect and how we use it.

What we collect: your name, WhatsApp number, email, dates, group size, and special requirements when you enquire or book. Payment details are processed through our bank or UPI provider; we do not store card numbers.

What we do with it: we use the information to respond to your enquiry, confirm your booking, plan your stay, and issue the invoice. That's it.

What we don't do: we don't sell your information. We don't share it with marketing partners. We don't enrol you in newsletters without your consent.

Photographs: we will never use a photograph of a guest in our marketing without explicit written permission. We sometimes ask, after a stay, whether you'd be willing to share a photograph or a review — saying no does not affect future bookings in any way.

To delete your data: message us. We delete inactive guest records within 24 months of the most recent stay, except where retention is required for tax compliance.

The website pearlmansions.in is operated by Pearl Recreation Pvt. Ltd. (CIN U55205MH2022PTC375764), an Indian private limited company. All bookings, quotes, and stays are governed by the laws of India, and any disputes are subject to the exclusive jurisdiction of the courts of Mumbai.

The names "Pearl Mansions", "Pearl Lakeview", and "Pearl Hillview" are trade names used by Pearl Recreation Pvt. Ltd. The brand, logo, photography, and editorial content on this website are owned by us.

Pricing and availability quoted on WhatsApp are valid for 48 hours unless stated otherwise. After 48 hours we may need to requote.

We reserve the right to refuse a booking at our discretion. We do not turn anyone away for reasons of identity, faith, nationality, or orientation.
